The Four Seasons Guest House offers B&B accommodation on the south side of Edinburgh's vibrant city centre. We are situated on the main bus route, with frequent services to the city centre.
Some en-suite facilities and a small private car park are available to guests . We are within easy walking distance to many pubs and restaurants, of whatever ethnic variety you desire. A swimming pool and other facilities are also nearby. 
The guest rooms on ground level are a family room ensuite ( 4 people a double, and 2 single beds), a double ensuite, a family room shared bathroom ( again 4 people with a double, and 2 single beds), on the lower level there is a family room with ensuite ( 4 people and same bed types), and a triple room shared bathroom with a double and single bed.
The guest house is within walking distance of arthur seat, holyrood park, the mesdows, also 5-10 min bus journey to princess street, royal mile, castle, hollyrood palace, art gallerys, national museum, grassmarket.
Locally, there are lots of shops; craft, bookshops, shopping centre with clothing stores, takeaways, resturants delis, cafes etc.
There is a large garden for guests to use, parking spaces to the front.
